Vista Apartments

Located within walking distance to the future Roosevelt LINK Light Rail station opening in 2021, the Vista Apartments take advantage of easy access to the area’s shops and restaurants, the site’s challenging sloped topography, and its unique shape to provide a singular living experience. The focus of the project is on offering a range of opportunities for residents to socialize individually and collectively throughout. This is accomplished, in part, through the inclusion of five basement-level apartments with floor-to-ceiling windows and private outdoor patios. The design features a transit-oriented arrangement of six street-level apartments and three live-work units, with additional residences distributed over three floors above.
Embracing the guiding principles of sustainability and neighborhood scale, Vista provides a host of opportunities for residents to reduce their carbon footprints in a defined program that limits its visual presence on the street through a scaled façade, efficient massing, and organized plan layouts. The design incorporates a bike room for 35 users to encourage environmentally conscious commuting from the building’s central location on the existing bus and new light rail line, and offers a large green roof and roof deck amenity with outstanding views of Green Lake, downtown, Mount Rainier, and the Olympic Mountains. In order to respect and provide greater space between the building and neighboring single-family homes, we obtained an upper level setback departure at its southwest corner. An additional two-foot setback at street level from the narrow sidewalk along Roosevelt Way allows for appropriate space for pedestrians, in addition to preserving mature street trees.
The project’s goals included supporting the current and anticipated growth in pedestrian traffic from the area’s core commercial center between Ravenna Boulevard and NE 67th Street. To this end, Vista creates a variety of pleasant street level experiences along Roosevelt Way and provides pedestrian amenities such as canopies, landscaping, lighting, and extensive glazing along the ground level lobby and live-work store fronts. The result of this attention to creating vibrant, livable areas within walking distance of the new light rail station is an active and social community that will foster continued smart growth for the surrounding neighborhood.
